Station House developers to bring cowork, event space to Sundial in downtown St. Pete

The developer behind Station House and Hyde House will bring his signature hybrid coworking and events space to Sundial in downtown St. Petersburg.

Bill Edwards, the owner of Sundial, said Tuesday that Station House developer Steve Gianfilippo will take 8,300 square feet next to Ruth's Chris Steak House on the second level of the open-air lifestyle center. Gianfilippo's Gianco Cos. is also behind Hyde House, which opened in Hyde Park Village in November and is already expanding there.

The Sundial space will be considered an annex location to the original Station House in downtown St. Pete.

"Our model thrives with the surroundings, so planted in the heart of Sundial, neighboring the creators of Armature Works, is a win-win for us," Gianfilippo said in a statement.

Sundial is in the midst of a major transformation, moving away from a reliance on retail to draw people to the property. The team behind Armature Works and BE-1 Concepts will redevelop a major portion of the space to make way for a food hall set to open by the end of the year.

Sundial, Edwards previously told the Tampa Bay Business Journal, needs a major renovation to keep up with the rest of downtown St. Pete, which has seen explosive growth in the last five years. Edwards bought the struggling property, then known as Baywalk, in 2011 and poured tens of millions of dollars into redeveloping it. It opened as Sundial in 2014.

“When I developed Sundial, I envisioned it being a hub for the community. A place where people could come to meet one another, work, eat, shop and play,” Edwards said in a statement. “This new project will be just that — an epicenter for business professionals to come together to work and an environment perfect for all kinds of events."
